04/05/20 NEW LETTING AT HAGMILL CRESCENT

We were delighted on Thursday afternoon, to handover keys for Unit 3, Hagmill Crescent, Coatbridge - our first industrial property deal to convert from a new enquiry received post-lockdown. This was especially pleasing since the 10,758 sq. ft. building had been under offer but become an early casualty of the looming uncertainty when, in the week running up to lockdown, the prospective tenant withdrew.

From receipt of the outline requirements on 8th April and our response the same day, Hagmill Crescent was identified as a strong contender on Good Friday. Heads of terms were negotiated and agreed on Tuesday 14th April; a viewing on Wednesday afternoon verified the photos and plans provided in our initial response; with solicitors instructed the following day. The entire process, from start to successful conclusion, lasted only 22 days.

It was a pleasure to work alongside our clients’ solicitor, Eilidh Mactier of CMS to achieve this outcome for our clients, Dennis Rye Ltd, and with Colin Dalkin of Dalkin & Co, and J. Scot Dickson of Mellicks Solicitors, both of whom acted for the new tenant, BR Holdings.

15/11/18 LEASE AGREED AT OAKBANK TRADING ESTATE, GLASGOW

New lease of Block 9 (11,760 sq ft) has been agreed with The Vegan Kind. Block 9 underwent an extensive refurbishment, including a new roof, earlier this year and the letting of Block 9 is the sixth new letting completed in the 15 months since Ribston acquired the estate. Only one small unit remains available but is attracting strong interest.

On behalf of D&D Pension Fund, we have negotiated the terms of a new
5-year lease to All Access Training Ltd. This light industrial unit totals 6,187 sq. ft. over two storeys and provides a rare 50:50 split of warehouse and office accommodation and will be used by All Access as a training facility to the construction industry. The previous lease expired in March, only 5 months earlier and the newly agreed rent reflected a 20% uplift.
